What Does it Mean When a Realtor Has an SRES Designation?

Uncategorized Oct 06, 2021

Many seniors share similar concerns when buying and/or selling a home. Working with an SRES certified real estate agent will ensure that your realtor is attuned to the needs and challenges faced by people who are 50+.

Home buyers and sellers over the age of 50 often have unique concerns. An SRES designation means that a real estate agent has been trained in the particular issues that older buyers and sellers frequently face.

What does SRES mean?

SRES stands for Seniors Real Estate Specialist. The National Association of Realtors (NAR) awards this designation to realtors who complete an intensive training program specifically focused on the needs of buyers who are 50+.

All SRES realtors are members of the NAR, have completed SRES training, and is an active member of the SRES Council, which provides continuing education to SRES real estate agents, give valuable informational resources to consumers, and helps connect senior home buyers and sellers with...

DIY Floating Shelves

Uncategorized Jan 24, 2021

These shelves are STRONG & STURDY ...... and they're really easy to install!!!

WHAT YOU WILL NEED:

1. Floating shelves (use this link for 25% off Ultra Shelf options) Code: HeatherPilcher

2. Stud finder

3. Level

4. Drill

5. Drill bits

HOW TO INSTALL:

Tip: It is much easier to install the shelves with two people!

1. Use the stud finder to locate the studs in the wall and use the level to pin point where you will be drilling in your screws.

2. Anchor the metal piece into the wall. Screw in at least two different locations on the top notches. If you screw directly into studs, this should be plenty secure! You can add as many screws as you would like to secure the shelves to the wall.

3. Carefully slide the wood shelf piece into the metal piece. And you're done!

If you are adding multiple levels of shelving, just repeat these steps.

Now add your decorations, dishes, etc!

ENJOY your new stylish shelves!

DIY Fireplace Makeover

This project is REALLY easy and makes such a big difference for the vibes in your home!

Here are the SIX ITEMS you will need!

1. Drop cloth

2. Paint brush

3. Painter tape

4. Spray paint (cover gold on fireplace)

    Operating fireplace paint (high heat)

    Inoperable fireplace (just for decoration)

5. Paint  I included the link for the white I used on the brick! I also added "Black Fox" Cashmere Flat paint for the tile base!

6. Mixing bucket

Time Required

There was a lot of brick on this fireplace project. It took me about 6 hours to paint the white brick. 15 minutes to tape off and spray the black metal part. The base (painted dark) took about 2 hours. I painted a sealer on first, then the darker color paint. Your time frame will depend on

a) how big of a space you are painting

b) how quickly you paint

Special Tips

1. Remember to be careful as you paint along walls, ceilings, the mantle, etc....

Our First Airbnb

We had been flipping houses for about six months. We would tear a house apart and make it look beautiful so that we could sell it to someone else. We quickly realized that if we ever wanted our circumstances to change (if we wanted to have passive income, and to also build wealth by holding real estate long term), we needed to stop selling off all of these nice houses!

We had heard that short term rentals were extremely profitable. It was also scary because it meant we would have to buy something and then furnish it and THEN hope it would rent out! We did our research and learned as much as we could. It made sense to us. The short term rental market  continues to grow and people love to rent a whole house instead of multiple rooms in a hotel.

We found a house that needed a full gut and rehab. It was in terrible condition. Our other projects had been mostly cosmetic updates at that point. This project would include ripping all the dry wall out and starting from scratch with...

Books That Changed Our Lives

Rich Dad Poor Dad This was the book that started it all. My dad read it and recommend it to us when we were thinking about getting into stocks. Brandon read it first and it blew his mind. This book gives a whole different perspective to life. It got us thinking differently. It was enough to prompt us to actually do something to change our circumstances.

Hold: How to Find, Buy, and Rent for Wealth I read this book as we were getting ready to fill our first rental property with tenants. We had already purchased a property and remodeled it and knew it would be a good investment. I was most worried about finding good tenants and setting that part up. This book laid everything out very simply and made it seem doable. And we did it.

Millionaire Real Estate Investor This gave a really great lay out of a real estate investor’s mindset and what they are looking for. It was good to get familiar with some of the terms and numbers to look for when...
